  • According to the latest Quicken Loans National Home Price Perception Index, homeowners are getting less than they expected after their homes are appraised. Appraised values were 1.35% lower than homeowners expectations in August which has narrowed from a 1.55% difference in July.

    It appears as if their perceptions can vary across the country. Home values are 3% higher than homeowners estimated values in the West, while they are 3% lower than expected in the Midwest and Northeast.

    The Quicken Loans study states that while a 3% difference may seem small, "a homeowner in Denver may have upwards of $11,000 in additional equity they can access for home improvements or loan consolidation."

  • If you're interested in moving to Orange County anytime soon, you might be shocked to find out just how much income you need to afford an average house.

    According to a recent report by the California Association of Realtors, San Bernardino County remains the most affordable place in Southern California to buy a home, while Orange County is the least affordable.

    A typical home buyer needs to earn $157,950 per year to afford an average Orange County home. About 21% of Orange County households earned enough to afford the typical $3,950-a-month house payment on the median price of $788,000. To be considered affordable by CAR, a monthly payment must be 30% or less of a householdsgross earnings.

    San Bernardino, on the other hand, has a median house price of $269,640 which equates to a monthly payment of $1,3450. This puts the minimum income needed to afford a home there at $54,050.

    Statewide, 29% of people could afford the median-priced house which required an annual income of $110,890. Nevertheless, housing is cheaper compared to 2006 near the peak of the pre-recession housing bubble.

  • Knotts Berry Farm will pay $260,000 to have two Buena Park police officers at the park on a full-time basis.

    The Police Department, which in the past has paid officers overtime to patrol the park during peak times, will assign those officers to the beat once it has enough staff in place, Chief Corey Sianez said.

    Park guests can expect to see officers onsite sometime in the fall.

    Knotts is one of our staple entertainment locations, said Aaron France, assistant to the city manager. We try to do our best to be a good partner in the community and help out when we can with these sort of things.

    Including salary and benefits, Knotts will pay $130,000 per officer and $40,000 for a new police vehicle, France said. Disneyland has a similar arrangement with the Anaheim Police Department, paying $8.5 million for 11 full-time sworn positions at the resort.

    Knotts officials did not respond to requests for comment.

    You look at the Disneylands and the Knotts Berry Farms of Orange County, and theyre soft targets, Sianez said. We need to make sure that we partner with Knotts and figure out ways to harden it as a target.

    Putting people in black-and-whites on the street, on patrol there, to respond to an emergency and ensure the safety of our community is our No. 1 priority.

    The Police Department provides officers to Medieval Times on weekends and Buena Park High during the week, Sianez said.

  • Buena Park is building a $2 million parking lot next to Medieval Times to accommodate the influx of visitors to the citys revamped entertainment corridor.

    Construction of the 229-space Stanton Avenue lot is expected to begin in July and be completed by October.

    If we want to have visitors come here, and we do, we need to have places for them to park, Mayor Beth Swift said. Theres nothing more frustrating than going around and around trying to find a place to park.

    Earlier this year, the city opened a $1.4 million, 224-space lot on Western Avenue, behind the Rock and Brews and the planned Butterfly Palladium on the east side of Beach Boulevard.

    The Stanton Avenue lot will serve businesses on the west, including Medieval Times, Pirates Dinner Adventure, Portos and a late-night restaurant Portos is building next door.

    Medieval Times is chipping in $600,000 for the lot, which will include designated employee parking and new landscaping.

    A pedestrian trail is also planned for the area, a project Swift has promoted since being elected to the City Council in 2010.

    We want people to be able to walk to things, to have a healthier lifestyle, she said. This should be a benefit to not only visitors, but to local residents also.

    The city will monitor traffic along the corridor before deciding whether a third lot is needed, Aaron France, assistant to the city manager, said.

    Currently, city officials are working with Stanton Avenue neighbors to address concerns regarding additional traffic and late-night noise.

    A 10-foot retaining wall separating the Stanton lot from adjacent houses should negate potential disturbances, Swift said. A wall helped at the Western Avenue lot.

  • While countywide trends are on the rise, the number of homes sold in Buena Park during the first three months of 2017 dipped compared to last year.

    Here are a few facts.

    First off, 168 residences were sold in the past 12 months versus 176 a year ago. Thats a loss of 4.5% versus a 3.5% gain countywide. Sixty-seven homes were sold in the Buena Park ZIP code 90621 versus 95 a year ago which ends up being a sales loss of 29.5%. However, the median sales price increased from $484,500 last year to $547,000 this year.

    On the flip side, Buena Park ZIP code 90620 saw a sales gain of 24.7% with 101 homes sold this year compared to 81 last year with a 9.8% median selling price increased as well from $492,000 to $540,000.

    In terms of countywide figures, prices rose in 66 of 83 Orange County ZIP codes while sales rose in 50 ZIPs. Sales rose to 70% of the 27 least expensive ZIPs and up 59% in the 27 priciest ZIPs.

  • Knotts Berry Farm has begun using metal detectors to screen park guests, becoming the latest Southern California theme park to upgrade its security measures.

    Knotts officials describe the metal detectors, which began getting installed a couple of weeks ago at the entrance to the park, as part of a larger security program.

    Similar measures are also deployed at Disneyland, Disney California Adventure, Universal Studios and Six Flags Magic Mountain.

    The installation of metal detectors at our park is part of the ongoing evolution of our security practices, said Cherie Whyte, a Knotts spokeswoman, in a statement. (It) is just one segment of a multi-layer security program, which is developed in coordination with local authorities.

    I think its a good idea, said Joanne Birdsall of Hawthorne, who was at Knotts on Tuesday. They just need to speed it up a little to go through them. Maybe put in an express lane for those with wheelchairs or walkers who cant stand out in the sun for very long.

    Brandon Sandoval, a Knotts season-pass holder from Monterey Park, also backed the metal detectors.

    At first I was thinking it would be a hassle, but for safety reasons I agree with it, Sandoval said. Before the metal detectors, I felt a little unsafe. It wasnt much more time to go through them, and I feel more safe.

    But Rachelle Ottosen, a visitor from Olalla, Wash., was upset she had to take a pocketknife she uses for self-defense back to her car.

    I feel unprotected now, Ottosen said. I believe in the Constitution and my rights to protect myself. What will happen if some whacko gets in with a gun or a knife? How do I protect myself?

    Theme park operators have long been tight-lipped about security measures.

    But in the wake of terrorism attacks worldwide and threats over the past few years, more visible measures such as metal detectors have quickly become the norm.

    Anaheim police said they have recovered a stolen vehicle with a 2-year-old child inside. The child is safe, according to police.Police received a call about the stolen vehicle around 11 a.m. Thursday. The mother of the child was leaving her apartment with her young son near the 3500 block of W. Savanna Street when she realized she had left something inside.Leaving the keys in the car, she ran back inside the residence, according to police.When she returned a few minutes later, the vehicle was gone with her young son still inside, authorities said.The woman immediately called police. Within minutes, authorities said they located the vehicle abandoned in the area of Sequoia and Yosemite in Buena Park. The boy was found by authorities inside the vehicle unharmed.Police said they have not apprehended a suspect in the case, but described the man as white with a skinny build.

  • Zestimates. It's Zillow's own automated valuation model that is designed to estimate a home's sales price.The key word here is, of course, estimate. They're not meant to be taken at face value. In fact, Zillow readily acknowledges that Zestimates can be inaccurate.

    For example, the CEO of Zillow himself, Spencer Rascoff, sold a Seattle home for $1.05 million which was 40% less than the Zestimate of $1.75 million. Shocking, right? Well first, consider this.

    These numbers are based on algorithms that draw from similar homes in the area that were recently sold. One of the biggest issues with Zestimates is that those searching for a home might glance at a Zestimate and move on to the next property if it doesn't match their budget. However, Zestimates can't takeinto account non-quantifiable facts such as layout design or lighting.

    In the case of Rascoffs listing, Zillow was unfairly comparing its triangular lot that sat on an arterial road to other homes with rectangular lots on quieter streets. The Zestimate algorithm is not designed to take into account how special features impact a property's value. In other words, the numbers you see on Zillow are meant to be a starting point. Its worth knowing that Zillow puts the Zestimates national median error rate at 7.9 percent, meaning half of Zestimates nationwide are within 7.9 percent of a homes sales price and half are off by more than 7.9 percent.   • Clark Commons is the affordable housing component of a 12-acre development created with City Ventures and the city of Buena Park, Calif.

    Home to 70 families with over 160 children, a new affordable housing development in Buena Park, Calif., is doing more than just providing housing. The recently completed Clark Commons, developed by Irvine-based nonprofit Jamboree Housing, revitalizes a blighted corner of the city and serves as a key neighborhood asset.

    According to Victoria Ramirez, senior project manager for Jamboree, Clark Commons is helping to meet the tremendous need for affordable housing in the area. The community, which serves households earning between 30% and 60% of the area median income, was 100% leased on the day it opened and has a waiting list of over 3,000 households.

    The development, featuring a mix of one-, two-, and three-bedroom units, has a strong focus on families. It includes a tot lot, outdoor dining areas as well as a 3,000-square-foot community center with conference, computer, media, and activity rooms for residents as well as the surrounding neighborhood. It also provides resident services, including homework assistance, tutoring, and health and wellness programs.

    Located next door to the Mabel L. Pendleton Elementary School, Jamboree has partnered with the Buena Park School District to help further the districts K-6 digital learning initiative and grade-level reading campaign.

    We are grateful to have this opportunity to support a great community. The elementary school is so inspiring, says George Searcy, vice president of community impact for Jamboree. We are happy to support them in the great work they are doing on behalf of all of our families and children.

    Searcy, who served as principal for the day and delivered books to classrooms at the elementary, adds that the Jamboree staff and other partners have been collaborating with the school and the PTA to advance the literacy initiatives. With a large number of Clark Commons children attending the elementary, Jamboree purchased tablets so that they will have access to computer technology in their homes and is using the Footsteps2Brilliance platform that recommends grade-level books and keeps track of reading.

    The development also will feature a pop-up library in the community room over the summer. To aid parents in the community, the developer runs English as a Second Language classes twice a week.

    In addition to literacy efforts, the development will devote 1,500 square feet of its community space to house programs through the Clark Commons Collaborative, which will focus on bringing down rates of childhood obesity in the community.

    Collaborative partners include the city of Buena Park, including its FIT Cities Initiative; Buena Park High School; California State University Fullerton Department of Health Science; Community Action Partnership of Orange County; Giving Children Hope; Mabel L. Pendleton Elementary School; North County Regional Occupational Program; Orange County Health Care Agency; and St. Jude Medical Center Healthy Communities Initiative.

    The collaborative plans to have the programming up and running over the summer and will include a teaching kitchen with nutrition classes and other health services, including exercise.

    The smoke-free, transit-oriented development features energy-efficient appliances, fixtures, and lighting as well as water-conserving plumbing fixtures. It received LEED for Homes gold certification and exceeds Californias Title 24 energy-efficiency standards by at least 15%.

    Financing for the $29.3 million development included $18.4 million in 9% low-income housing tax credit equity invested by Bank of America Merrill Lynch, which also provided a $17 million construction loan and a $2.9 million permanent loan. The city also provided $7.7 million in loans.

    Additional project partners include architect Danielian Associates, Portrait Construction as the general contractor, Summers Murphy & Partners as landscape architect, and FPI Management as property manager.

  • If summer is on the near horizon, as in two months away, and the general start to the summer vacation season, which we can pin on the end of May, is even closer, a theme park aficionado can count on one thing to definitely happen: The grand theme park roll-out of new, updated, or re-imagined rides and attractions.

    And Knott's Berry Farm is not dillying, nor dallying, on getting that summer new-ride vibe started up, lickety-split. So turn your sights upon the Buena Park theme park's Fiesta Village and the bright new twirling attraction in the distance, the one with spokes or, if you prefer, arms that stretch out like rays of the sun.

    It's the brand-new Sol Spin, one of the 2017 additions revealed by the historical play place back in the fall of 2016.

    The "thrilling topsy-turvy adventure," which debuted on Friday, April 21, takes guests "over six stories high as they rotate in all directions in one of the ride's six spinning floorless gondolas."

    Woowee. If your tummy didn't just do a lil' pre-drop when you read the words "floorless gondolas," then you have spent a busy lifetime chasing theme park thrills, to which we raise our fried treat on a stick in admiration.

    And if you know your theme park thrills, you'll know that Sol Spin is the first thrill ride at Knott's Berry Farm to be introduced in four years.

    What was the last one? You guessed it: Coast Rider in 2013.

    One thing to note, before you go Buena Park to check out the latest wheeee machine: Riders must be 54 inches tall to board Sol Spin.

    If you've got to be there for Sol Spin's opening weekend, loving thrills like you do, keep in mind that this is also the final weekend for the fruit-fabulous Boysenberry Festival in the Ghost Town area of the park.

  • A third person has been charged with murder in connection with the fatal shooting of a man found in an apartment last month.

    Ramona Acuna, 32, was arrested Wednesday, April 12, according to the Orange County District Attorneys Office. Details surrounding the arrest were not immediately available from Buena Parkpolice.

    Acuna was arraigned Friday, April 14, in Orange County Superior Court. She is being held in the OrangeCounty Jailin lieu of bail of just over $1 million.

    Two other suspects, Frank Golob Avalos, 32, and Manuel Morales, 21, face felony counts of murder and discharge of a firearm causing death.

    Officers responding to multiple 911 calls about gunshots at The Palms apartments on Franklin Street in Buena Park in the early morning hours of March 15 discovered the body of Richard Salazar, 39, police said.

    In the days after the killing, police released surveillance video of three people they suspected of being tied to the shooting. Authorities have not commented on a potential motive.

  • A car wash company with locations in San Pedro, Costa Mesa, Buena Park and Huntington Beach warned customers on Tuesday, April 11 that their credit card information may have been compromised in a February hack of the firms computer system.

    According to WildWater Express Carwash, a hacker installed malware on the point-of-sale system, gaining access to customers payment card data, including first and last names, card numbers and PIN codes between Feb. 10 and 28.

    The payment system is operated by a third-party platform provider which experienced the intrusion, according to the business. According to the company, the malware has been removed and its payment system is being monitored for anyindication of trouble.

    WildWater is offering one year of free credit monitoring to help alleviate customers concerns. Patrons should enroll at activate.kroll.com orcall 855-223-7528 if they have questions about the hacking attack and for more information about identity protection.

    It also urged patrons who think they may be at risk to contact their credit or debit card company and inform them of the potential problem.

    We suggest that you remain vigilant and review your banking and card statements as well as credit reports, and report any suspicious activity to the relevant financial institution, according to the company.

  • Brandywine Homes has closed escrow on 1.66 acres at 8572 Stanton Avenue in Buena Park and will break ground in May on Corsica, a new community offering 17 two-story townhomes. Vertical construction is expected to begin this summer, and the community is scheduled to open for sale in the fall.

    "Homebuyers in Orange County continue to seek out new home ownership opportunities and Brandywine is thrilled we can meet their needs in Buena Park," said Dave Barisic, principal in charge of sales and marketing at Brandywine Homes, a pioneer of infill development in Southern California. "As the area experiences continued job growth and higher incomes, home prices and sales are rising."

  • Officers were called to the restaurant on La Palma Avenue and Dale Street shortly before 10 p.m., said Buena Park police Sgt. Mike Lovchik.

    A man whose face was partially covered by a black-hooded sweater entered the establishment and brandished a gun while demanding money.

    Employees gave him cash, and he fled on foot. Lovchik said officers are looking at surveillance footage from the scene. No injuries were reported.

    Last week a Domino's Pizza restaurant at Beach Boulevard near Stanton Avenue in the city was also robbed. Though Lovchik said both crimes were similar, detectives have not yet established a link between them.

    Heidi del Bosque, Salazar's sister who lives in Los Angeles County, said on Friday that she is somewhat relieved that arrests have been made.

    "It's still unsettling that there is still a person at large, and we don't have the pieces to the motive," she said.

    She described her brother, known as Rocky, as a "big teddy bear."

    "He was full of life and loved his family," she said. "He tried very hard to always do the right thing and somehow got caught up in this horrible situation.

    "The following months and years to come are going to be hard," she said. "My family's hearts will break every time there is a court date or news about what happened to him.

    "One thing I have learned from this is to never take family for granted, love them, listen to them, and tell them how you feel, because one day waited may be one day too late."

    In addition to del Bosque, Salazar is survived by a 22-year-old daughter and a 17-year-old son, his mother, a niece, and two nephews.

  • Forget the Nashville hot-chicken craze that has LA in its vice grip. Here in OC, we're experiencing a Korean fried-chicken boom, and the newest purveyors have now far surpassed Bonchon and Kyochon and the fad they ushered in nearly a decade ago. Not only are these new players offering flavors far more nuanced than what's coming out of Tennessee, but they're also creating updates and variations that are ready for a mass audience raised on the Colonel.

    If there were a how-to-start-a-chicken-chain playbook, Jumping Dak in Buena Park would have checked off every box. It has a cool chicken logo and a catchy name reminiscent of El Pollo Loco. But most of all, it has a finger-licking product that isn't that much different from KFC, Raising Cane's and Chick-fil-Aexcept where it matters most. These are boneless, skinless pieces of deep-fried hen somewhere between a nugget and a strip, cocooned in a coral-like crust not unlike the Colonel's Extra Tasty Crispy. But as soon as you dig in, you discover that half the pieces are actually dark meat. The base model comes out unsauced, but the best way to have it is pre-lacquered, especially in the Spicy glaze, which has bits of garlic and actual chiles in it. Since Jumping Dak is operating under the assumption that serving fried chicken in this country requires a biscuit, coleslaw, corn and fries, those are included. The corn tastes as though it came straight from the can, the coleslaw is boilerplate, and the fries are crinkle cut. But as far as sides go, all of these options work better than Jumping Dak's basmati rice. The dry, sand-like grains are miscast for the fried chicken-supporting role that should've gone to plain and sticky Calrose. 7550 Orangethorpe Ave., Ste.     Furai Chicken also has a catchy name, though it may or may not be a play on how someone with a Korean accent might pronounce "fried chicken." The charming man who expedites orders at this takeout counter inside Zion Market in Irvine certainly doesn't say it that way. He switches from flawless English to Korean faster than you can decide on what to order. And if you stare at his LCD-screen menus looking even halfway indecisive, he'll tell you that the best sellers are the Nos. 1 and 2, which are definitely what you want. This is Korean fried chicken stripped down to its essentialsall the pieces battered, thrown into the gurgling gut of a Fryolator, then served plain for the No. 1, or finished with a liberal dousing of the sweet and spicy sauce for the No. 2. You could opt for the side sauces such as the lemon garlic, or even a flurry of seasoning powders such as Tapato and lime. There's even a spicy stew and braised chicken on the menu, but no one who goes here will want anything other than what he suggests. His counter is all about placing your order, strolling into the supermarket to pick up some supplies, then coming back 15 to 20 minutes later to find your fried chicken packed up and ready to be eaten at home in front of the TVwith plenty of napkins. 4800 Irvine Blvd., Irvine, (714) 508-3988.

    The menu at Holdaak in Fullerton is so short you can count all the dishes with two hands and still be left with unused fingers. Its signature item is a spicy chicken sandwich, with a battered patty that's unbelievably crunchy despite being covered in two kinds of sauce. That patty is then stuffed into a glossy bun and a slaw made of bell peppers, onions and shredded pickled daikon is piled on top, which adds to the crunch factor. Holdaak's second-most popular item is the three wings for $8, which would sound expensive if you didn't know that each piece is an entire wingtip, drum and flatand so humongous they look as if they came from a turkey. You can ask for each of the wings to be sauced with a different flavor, including a savory garlic-soy and an addictive sweet-and-spicy glaze. If you're the chicken-strip type, there's a two-piece combo made with a gigantic slab of breast covered in a light batter that's served with excellent fries. Neither the chicken nor the fries need any additional saucing, but there's a self-serve counter with squirt bottles containing a Bloody Mary ketchup and Holdaak's version of Srirachaand what's any restaurant these days without something involving Sriracha? 1201 Euclid St., Ste.   • Half a century ago, in a mostly white neighborhood in Buena Park, there lived a woman who had brown skin and didnt speak any English. One day, her daughters high-school talent-show committee invited parents to participate, so she signed up. During a rehearsal, the principal saw her practicing her act and informed her that it was a bit too sensual and inappropriate for a high school. She wound up performing anyway. It was a hula dance.

    Shortly thereafter, all of the neighborhood moms started knocking on her door, begging for instruction. Estella Nonosina Reid gave these women, her first students, dance lessons in her garage in exchange for English tutoring. The women then asked if Reid would teach their children, and they paid for a tiny space in Buena Park. Thus was born the Nonosina Polynesia Dance studio.

    Today, the dance company thrives in a larger space in Anaheim. The studios reputation has grown so much that students now come from as far away as Tijuana, San Luis Obispo and neighboring states to attend classes two to three times per week. And while Reid still attends the classes regularly to watch over her flock and keep everyone in check, her granddaughter Tiana Nonosina Liufau now instructs the classesthat is, when she is not traveling the world with her dancers.

    Liufau was born and raised in Anaheim, attended UCLA (where she studied World Arts and Culture/Dance), and she very much considers herself a Southern California girl. Still, she strives to maintain a connection with her familys traditions. I am constantly back in the islands to just help me stay rooted and guided, Liufau says. The music and dance traditions of her Samoan and Hawaiian ancestors are the products of the Polynesian philosophy, and Liufau feels that her calling in Orange County is to impart that way of life to her students. A lot of my dancers are not in touch with their heritage, and Polynesia is very much come one, come all; when you eat with us, when you sing with us, when you dance with us, youre part of our family, she says.

    At the studio, the dancing does not come first. Liufau explained that the physical aspect of dancing is a means by which spirituality is achieved through the art of storytelling. The poetry comes first, she says. That is far more important than the dance. . . . The music is inspired after that, and then the movement is inspired. While many of the Nonosina companys Ori Tahiti dance movements are slow and delicate, some appear quite frenetic and have even been compared to twerking. When Westerners first came to the islands, about 250 years ago, Liufau points out, our dance was banned immediately because it was [considered] erotic, savage and not Christian-like.

    Taken out of its cultural context, the dance form appeared vulgar to the Christians; however, its true function is nothing short of divine. Most of our movements mimic nature and the way it moves, Liufau says. We are celebrating living harmoniously with Mother Nature.

    Sensuality permeates all aspects of the culture, from language to colorseven lovemaking, itself, is nothing short of a traditional artform. The ancient Polynesian belief system is when you are procreating, you are keeping tradition and bloodline lineage, Liufau explains. The dance keeps going, the drum keeps playingits all intertwined. The Polynesian bass drum, the pahu, represents the human heart, and as long as that pahu is still beating, as long as we are still teaching a little song, a dance, hand movement, then the heartbeat of our Polynesian people will never die.

    The philosophy and spirituality of the Polynesian peoples arts are fairly secular. Liufau says it is really all about showing love, gratitude and respect to ones ancestors, wherever they are from. The majority of my dancers are not Polynesian, and I dont ever want them to think they have to be Polynesian to feel this, she says. We have that sense of connectivity to our roots in every single culture. . . . So I always tell them, I want you guys to connect. [Use the Polynesian song] as a vehicle to connect to the ancestors or the ones that came before you, or even your loved ones that are still alive but are maybe far away or back in the homeland.

    The Nonosina Polynesia Dance company has had an ongoing business relationship with Disney for almost as long as the Nonosina studio has been around. As one of the first Polynesian dance studios, and with its Anaheim location, Disney reached out to Estella Reid to produce its Tahitian Terrace Luau show. The studio provided a convenient source to supply Disney with the dancers and musicians it required for the show. The Tahitian Terrace was replaced by Aladdins Oasis in 1993, but, Liufau says, Once youre in with Disney, theyll always reference you or keep you in mind.

    Other collaborations include a California Adventure tie-in with Lilo & Stitch, for which the troupe helped with casting musicians; a referral to the TV series Survivor, which the troupe performed music for. Plus, for two and a half years, Liufau has been involved with the hit animated feature Moana, for which she provided choreography and more. A recent experience brought her family full-circle with Disney, she says: An older gentleman that was in charge of one of the first events I did [for Moana] looked at me and asked, What dance group do you choreograph for? and I said, Nonosina, and then he started crying and told me, Do you know that Im the exact gentleman that hired your grandma for the Tahitian Terrace?

    In addition to these more well-known experiences, Liufau says that many of her dancers, as well as the troupe as a whole, have done well in various Polynesian dance circuits, including those of Northern California, Southern California and the Hawaiian island of Kauai. She also proudly reveals that the Tahitian government recognized the groups contribution to the culture. In 2001, the Nonosina Polynesia Dance studio was asked to perform an award-winning dance piece in Tahiti, after which, Liufau says, beaming, The [French Polynesian] president at the time wrote us an official letter asking us to do a cultural exchange. Currently, she judges an annual international competition there.

    Liufau balances her troupes ongoing performances and workshops in Hawaii, Mexico and Japan (evidently, Tokyo is the biggest hub for Polynesian dance) with teaching her regular classes at the studio; most of the touring occurs between semesters and during various Western holidays, such as Easter and Thanksgiving. Such a schedule seems overwhelming, but Liufau says the rewards are inherent in the tradition, adding, What drives me is the satisfaction I get in seeing how much the students grow spiritually.

  • BUENA PARK The Orange County Coroners Office has identified a man found shot to death last week inside a Buena Park apartment as 39-year-old Richard Salazar.

    The Buena Park Police Department on Tuesday, March 21, also identified one of three suspects: Ramona Acuna, 32, of Santa Ana, who is known to frequent motels in Orange County.

    The other two suspects are men in their mid-20s to mid-30s, Sgt. Mike Lovchik said in a statement.

    Police on Tuesday also released two surveillance videos of the three suspects walking out of the apartment, one from March 12 and the other from March 15. In each video, the three slowly exit the apartment, and several paces behind one another, and walk down the hall.

    The three, who should be considered armed and dangerous, were last seen driving a black Toyota Prius, police said.

    Salazar was found dead shortly after 5 a.m. Wednesday, March 15, inside the apartment at 7551 Franklin St. He sustained multiple gunshot wounds, Buena Park police said. Buena Park police said he was from San Gabriel.

    Investigators are withholding what they believe was the shootings motive for now, Lovchik said.

  • One of Knotts Berry Farms roller coasters is riding off into the sunset.

    The farm announced Friday, March 17, that the last time people can ride Boomerang is on Sunday, April 23, coinciding with the last day of its annual Boysenberry Festival.

    The coaster has been part of the parks Boardwalk area for 27 years. It replaced the Roaring 20s Corkscrew in 1990. The Corkscrew made its debut in 1975, closing in 1989.

    The ride is located behind the Calico Mine Train Ride at Knotts. Riders traverse the 875-foot steel track forwards and backwards, going upside down six times before finishing their ride. It reaches a top speed of 48 mph.

    Officials with the park didnt say why Boomerang is closing and would not say what their future plans are for the site at this time. After the closure, Knotts will have seven roller coasters.

  • The Buena Park Library opened a new Quiet Study Room this month. You may be thinking, its a Library, why would you need a quiet room! Well, libraries have changed a lot over the years. They have evolved into a community space where people go to attend programs, use computers, get help with homework, work on group projects, apply for their U.S. passport and of course, to check out books.

    Libraries of today can get very noisy at times.

    People still come to a library looking for a quiet place to read or study, said Mary McCasland, Library Director, and now they will find their quiet space at the Buena Park Library.

    The Quiet Study Room is a light-filled, 900 square foot room enclosed with clear tempered glass walls that help reduce outside noise. Each spacious workstation features frosted dividers as well as an electrical/USB combination outlet to charge electronic devices.

    As part of this project, the Library also upgraded shelving and installed new group study tables throughout the 2nd floor. The new tables have electrical/USB combination outlets as well. The new Quiet Study Room is part of an ongoing effort to upgrade the library to meet the changing needs and expectations of the Buena Park community.

    The library is open Monday through Thursday, 10 a.m. to 8 p.m. and Friday and Saturday: 10 a.m. to 5 p.m.

  • Knotts Berry Farm is getting in on the latest theme park craze: putting visitors in a virtual world created primarily by software engineers instead of carpenters and welders.

    The new VR Showdown in Ghost Town, which opens next month at the Buena Park theme park, will put virtual reality headsets on up to 16 visitors at a time, letting them shoot futuristic blasters at robot creatures in a battle to save the historic ghost town.

    Many new theme park attractions in Southern California rely on 3-D technology and motion simulating seats, including the new Harry Potter and the Forbidden Journey and Despicable Me: Minions Mayhem rides at Universal Studios Hollywood. (The park ditched the Harry Potter 3-D but said it wasnt because riders complained about nausea.)

    But smaller regional parks are turning to virtual reality headsets to immerse visitors in a new world without the expense of building sets, erecting towers and installing hydraulic powered seats.

    Six FlagsMagic Mountain in Valencia began last year to strap virtual reality headsets to riders of its Revolution roller coaster to give them the sensation of flying through space as they shoot at alien aircraft. Similar virtual reality elements were added to roller coasters at nine Six Flags parks across the country.

    SeaWorld Orlando also announced plans to add virtual reality goggles to its Kraken roller coaster, taking riders on an underwater adventure.

    Industry experts say virtual reality headsets represent a new way for smaller theme parks to attract new guests without making a huge investment.

    Its a very cheap way to add a new attraction or extend an older attraction, said Martin Lewison, a theme park expert and business management professor at Farmingdale State College in New York.

    A major benefit of using virtual reality headsets is that the experience can be changed or overhauled simply by writing new software for the headsets.

    At Six Flags over Georgia, the park added virtual reality headsets last year for riders of a roller coaster called Dare Devil Dive. But the park announced last week that it is instead adding the virtual reality headsets for riders of a 100-story drop tower ride, dubbed Drop of Doom VR. The new ride lets parkgoers on the tower ride shoot at giant, mutant spiders.

    Another advantage to the virtual reality headsets is that the world seen by parkgoers is interactive, so the experience is never the same twice.

    At Knotts Berry Farm, the new attraction lets visitors score points by destroying the bad robots and completing objectives, said Ivan Blaustein, director of product integration at VR Studios, the company that created the headsets and software for the theme park.

    One of the drawbacks of using virtual reality headsets, said Lewison, is that each headset needs to be cleaned after every use, which can reduce the number of people who can ride the attraction per day.

    Knotts Berry will be charging an introductory price of $6 to try the new attraction, on top of the regular park admission price.

    Dont expect to see virtual reality headsets used at major theme parks like Disneyland or Universal Studios Hollywood, Lewison said.

    When visitors pay ticket prices of at least $99 to enter Disneyland or Universal Studios, he said they expect to see expensive animatronics and movie-quality sets that create an immersive world.

    Theme park purists dont like it, Lewison said. Theyd much rather go on a $250-million ride at Disneyland than throw a mask strapped to a Samsung smartphone over my eyes.

    arrells Ice Cream Parlour in Buena Park, temporarily closed for a major remodel, is looking to hire a new crop of employees.

    And unlike job fairs of the past, drummers and singers need not apply.

    Will not require applicants to perform, marketing director Shauna Parisi said. We are looking for employees with restaurant industry skills who can both engage and entertain our guests.

    The restaurant, now run by Marcus Lemonis of The Profit, said it plans to hire 120 employees including bartenders. The job fair will be held Thursday and Friday at the store. Parisi said former employees will need to re-apply.

    The 2-year-old Buena Park location previously was owned and operated by Lake Forest-based Parlour Enterprises. After Farrells ran into financial troubles last year, Parlour Enterprises appeared on Lemonis business rescue show The Profit.

    During the show, it was revealed Farrells stores were in debt nearly $2 million. Lemonis, who has invested more than $35 million in companies featured on his reality show, decided to invest in Farrells.

    His initial buy-in was $750,000. However, in early February, Lemonis told the Register he had to rescue the company again.

    Farrells, he said, owed its Buena Park landlord nine months rent to the tune of $200,000. The company also was not paying its vendors.

    On several occasions, I had to loan them money to pay employees, Lemonis said.

    As soon as his company ML Foods took a 51 percent ownership stake in the brand, he closed the Buena Park restaurant to remodel it. He said he plans to replace worn furniture and kitchen equipment. ML Foods also owns a majority stake of Amazing Grapes, a wine bar in Rancho Santa Margarita featured on The Profit in 2014.

    When the Buena Park restaurant reopens, we will have one Farrells that will be perfect, Lemonis said. At the time of the closure, he said some employees would not be rehired because many of them had terrible attitudes.

    The hiring fair is looking to fill front and back of the house positions, including servers, bartenders, cooks and soda fountain workers.

  • GARDEN GROVE - Police have arrested three suspects in connection with a number of vehicle burglaries in Garden Grove and surrounding cities in Orange and Los Angeles counties between January 2015 and February 2017.

    According to a statement issued by the department, officials arrested three suspects -- Zachary Tanner, 21, of Garden Grove and Julio Pachas, 45, and Michella Fuquay, 24, both of Anaheim. Officials said Pachas and Fuquay lived together, but their relationship is not known.

    All three were booked at Orange County jail on felony charges. Garden Grove police say they arrested Pachas and Fuquay on similar charges in 2012 and again in 2015.

    According to the statement, Pachas and Tanner drove in a vehicle together and targeted vehicles in parking lots at busy shopping centers. They broke the windows of the vehicles and stole items from purses and wallets to luggage, computers, cellphones, sunglasses and other items, officials said.

    During their investigation, detectives found a garage full of suspected stolen items in the home of Pachas and Fuquay. They are now sorting through the items to find their owners.

    The department is holding a property viewing event from 10 a.m. to 3 p.m. April 5 at the Garden Grove Courtyard Center, 12732 Main St. Those who want to claim their property must bring a copy of their police report.

  • For a few years now, real estate experts have been predicting a market re-correction for Southern California. Many thought 2016 was the year to bring prices crashing back down but it didnt happen. The question is why? The answer is the market continues to function rather unconventionally and the old investment play books might as well be used as firewood. When we examine affordability, we see mortgages are up by a whopping 41% since 2012 which, equates to an average monthly payment of around $3K a month. Considering wages have been stagnating for years, its puzzling how so many consumers can manage but, when facing rents that are maybe only a few hundred dollars less than a mortgage, a lot of consumers realize buying is the smarter move. Supply is also contributing to the rise in prices as last year an average of 5,965 homes were listed for sale on broker networks which, was down by 2% in 2015. Another note of interest is building is on the rise. Orange County hired 11,600 new construction workers last year which, was an uptick by 5.5%. With building on the move, its safe to say real estate investors arent going forward with projects without having done economic forecasting which, looks promising at the moment.

  • Irvine-based Jamboree Housing Corp. on Thursday unveiled Clark Commons, a 70-unit multifamily property in Buena Park.

    The affordable housing development, on a former Public Works yard, is part of a 10-acre site that includes a park and The Parker Collection, 128 solar-powered townhomes and lofts developed by City Ventures.

    The property, Jamboree reps said, is 100 percent leased. The waitlist topped more than 3,000 applicants.

    The thousands more on the wait-list reflect the continuing need for a diversity of quality housing for families in Buena Park and surrounding Orange County, Buena Park Mayor Elizabeth Swift said in a statement.

    Monthly rents at Clark Commons range from $535 to $1,280 for households earning 30 percent to 60 percent of Orange Countys median income. The property includes 11 one-bedroom, 37 two-bedroom, and 22 three-bedroom units in three- and four-story structures. The property also includes a 3,000-square-foot community center.

    Financing for development of the $29.3 million property includes $7.7 million in funds from the city and $18.4 million in tax credit equity invested by Bank of America, which also provided $2.9 million in permanent financing.

    BKM Capital Partners, an institutional fund manager in Newport Beach, has launched its second institutional fund, BKM Industrial Value Fund II, L.P. It will target $300 million in equity commitments and expects to deliver $850 million in buying power. The fund will invest in the acquisition, improvement and repositioning of undervalued multitenant light industrial business parks in markets across the western U.S. BKMs portfolio encompasses 18 properties in four states including assets in Las Vegas, Seattle, Oregon and Phoenix, among others.

    Trammell Crow Co.s SoCal-Newport Beach business unit has begun construction on Columbia Business Park, a 1.46 million-square-foot speculative industrial development in Riverside. TCC was selected by Washington Capital Management, adviser to property owner Operating Engineers Pension Trust, Local 12 (Operating Engineers), as the master developer for the 72-acre project. Construction of the three-building park will be phased.

    Villa Real Estate has moved to a new office in Newport Center. The office, at 450 Newport Center Drive, Suite 100, encompasses the entire first floor. Key Escrow also has relocated to 450 Newport Center Drive, Suite 150, and offers customer service in escrow.     Patrick Lacey of Lee & Associates-Newport Beach represented GL Franklin in a $5.1 million purchase of a 24,570-square-foot industrial building at 14341 Franklin Ave. in Tustin. GL Franklin, a specialty cabinet manufacturing company, bought the property for expansion of its business and will be relocating from Costa Mesa. The property includes heavy power, an upgraded fire sprinkler system, a 5-ton crane, and a concrete paved parking area. The property was unlisted.

    Leases

    DAUM Commercial Real Estate Services represented the landlord in leasing approximately 24,400 square feet of industrial space in Santa Ana. Ink N Burn has signed a 72-month lease at 1124 E. 17th St. The six-year lease is valued near $1.24 million. DAUM coordinated renovations to the facility, including a new roof, HVAC, a climate-controlled warehouse area and 5,000 square feet of new office space. Craig Sullivan and Charlie Winn of DAUMs Orange County office represented the landlord, while Dale Camera of Lee & Associates represented the tenant, in the transaction.

    Western States Technologies has signed a four-year lease valued at $1.5 million with Parcel Pending, a package management company. The new lease is for 26,000 square feet at 1 Vanderbilt in Irvine. Last year, Parcel Pending signed a four-year lease with Western States for 13,500 square feet at 51 Parker in Irvine, according to Western States Vice President Todd P. Miller. A year later, Parcel Pending needed to double its space and will relocate to this larger facility. The company, which provides electronic package lockers for the apartment industry, will use the space at 1 Vanderbilt for its new corporate headquarters.

  • BUENA PARK City officials will close a homeless shelter at First Southern Baptist Church as early as Thursday, they said, for allegedly failing to address health, fire and occupancy violations found early last year.

    Wiley Drake, 73, the churchs longtime pastor, vowed to keep the city away and the doors open.

    On Jan. 30, in the wake of the Oakland warehouse tragedy, the city revoked an occupancy permit it granted Drake in 1999 to use a building as a temporary dormitory. The pastor was instructed to vacate the shelter by Thursday and remove or demolish the building by early March.

    This is about the well-being of those (homeless) individuals, said Aaron France, assistant to the city manager. We care about our homeless neighbors. ... This is a matter of safety.

    City officials said the building has no proper emergency exits, no certified fire alarm or smoke detection system, and a hazardous electrical system. Drake disputed the findings.

    The shelter has 52 beds, showers, tables, lockers, WiFi and television. Meals are offered in a kitchen on the lot twice a day.

    A couple of dozen residents range in age from 6 to 80.

    William Ruffin, 64, has lived in the shelter for 23 years. He handles security on the lot and helps with Bible study.

    This place gives me a sense of peace, he said. A lot of people come here afraid. Theyve slept under bridges, on streets. They come here ... and feel secure.

    Lisa Pollard joined the community six weeks ago, living out of her car on the lot.

    I walked in here and it was the first time I knew I was safe, the 54-year-old said.

    Many of the men and women in the shelter have part-time jobs, Drake noted, but cant afford to live elsewhere.

    In 1995, First Southern Baptist Church, at Western Avenue and Melrose Street, was used as a shelter for 235 residents some homeless displaced by a flood.

    Three dozen men and women continued living on the lot after relief efforts, and in 1997, a judge ordered Drake to either move those individuals to another location or build another structure.

    Temporary industrial-style buildings were donated to the church in 1999, Drake said. The city that year granted the pastor a temporary occupancy permit with the understanding that a permanent shelter would be built. Every few years, the city extended the temporary permit.

    But no permanent building has been erected.

    In March, city representatives inspected the property, and Police Chief Corey Sianez provided Drake a list of fire and life-safety issues to address.

    After the December warehouse fire that killed 36 in Oakland, Buena Park officials returned to the churchs shelter on Jan. 24 and found few improvements at the buildings that have been melded together.

    We respect what Pastor Drake is doing here, said Gigi Zanganeh, the director of programs for CityNet, a nonprofit the city contracts for homeless outreach, but we care a lot about client safety. Given the situation in Oakland, this (relocation) is probably for the best.

    Last week, Drake, who once filed a lawsuit challenging the legitimacy of former President Barack Obamas birth certificate and twice ran for president, refused to let any city personnel onto his property.

    City officials planned to obtain a warrant so they can go onto the property as soon as Thursday and declare the building unsafe to occupy.

    The pastor can appeal the citys decision to a board, consisting of three independent building officials or engineers. But the shelter must remain vacant during an appeal.

    Drake said if his shelter is shuttered, hell move the homeless into the church itself.

  • Farrells Ice Cream Parlour temporarily closed its Buena Park restaurant last week as the location will be remodeled under the control of The Profit millionaire Marcus Lemonis.

    The Buena Park location will be closed until mid-March, Marketing Director Shauna Parisi said Monday in an email to the Register. The Brea and Riverside locations will remain open to serve our guests.

    The makeover comes five months after Farrells aired its troubled finances on CNBCs The Profit, hosted by Lemonis. In the show, Lemonis came to the rescue, investing $750,000 in the company, which had was swimming in debt of nearly $2 million.

    In a phone interview Tuesday with the Register, Lemonis said Farrells owed its Buena Park landlord nine months rent to the tune of $200,000. The company had also failed to pay vendors. On several occasions, I had to loan them money to pay employees, Lemonis said.

    Though Buena Park employees knew Farrells was in trouble, many said they were blindsided by last weeks abrupt closure. Raven Edmond, an ice cream scooper, said he and other employees received a group message through the companys HotSchedules app, notifying them of canceled shifts, effective last Thursday.

    Byers said he quit last week, a day before the restaurant closed, because he was concerned about the restaurants stability. "Things fell apart ever since the Profit. Lauren Galvan, a host for nearly two years, said when she first started working in Buena Park, the wait for a table was two hours. About a year later, foot traffic slowly began to diminish.

    After the Profit aired, she said the restaurant received a temporary boost in guests followed by a gradual decline. Its been very dead since summer, the 19-year-old college student said.

    Farrells struggles come after Kramer and his business partner Mike Fleming resurrected the nostalgic ice cream brand in 2009 with the opening of Farrells Ice Cream Parlour at The Shops at Mission Viejo. Other locations followed in Sacramento, Brea, Riverside, Rancho Cucamonga and Buena Park.

  • BUENA PARK Andrea Jung sells items on Craigslist but never meets buyers at her home or workplace.

    The 30-year-old goes to a Target or a Starbucks parking lot, carries pepper spray in her pocket and lets her boyfriend know her whereabouts.

    So she likes what the Buena Park Police Department unveiled this week two marked-off parking spaces at its headquarters at 6640 Beach Blvd., where Craigslist and other such transactions can play out.

    A surveillance camera is pointed at what officers call the Exchange Zone.

    Providing a safe and secure place for transactions to take place for strangers is a fantastic idea, the Yorba Linda resident said via email. I feel this will lower the chance of scams and abductions, rapes, murders. Both buyers and sellers will also feel more comfortable.

    The Buena Park Police Department is Orange Countys first to create a designated zone for the exchanging of online goods, as far as the agencys officials are aware, in hopes of curtailing theft and online scams stemming from in-person exchanges.

    Most of the time, a scammer wont want to do things on the parking lot of a police station, Sgt. Mike Lovchik said.

    Each year, Buena Park police receive dozens of reports of in-person exchanges ending in thefts, physical injuries and, in some cases, armed robberies crimes common throughout Orange County.

    The sergeant recalled reports of rental cars being sold for profit, items being bought with counterfeit money, and the selling of fraudulent tickets to games, theme parks and concerts.

    Though officers will not validate tickets or monitor money in the zone, the department hopes this area offers buyers and sellers a safe haven.

    The idea was apparently born in Florida. The area open 24 hours can be used by parents in contentious relationships to exchange children, too.

    The parking spaces are lined with reflective paint and well-lit. The surveillance camera can be monitored by police at any time.

    Users need not reserve the zone.

    We want to be able to provide a more secure way of conducting these online transactions by giving people a safe location to perform them, Lovchik said.

  • BUENA PARK Brendan Shields abides by a simple rule:

    If I wouldnt feed it to my daughter, Centralia Elementary School Districts director of food services said, I wont serve it to the kids in this district.

    On Thursday, Centralia joined 70 districts including Tustin Unified in the California Thursdays initiative, pledging to serve students meals once a week made from scratch with ingredients purchased in-state.

    The districts kickoff celebration included meal sampling, chef demonstrations and a fruits and vegetables stand for students and their families. Food experts shared nutrition tips.

    Nine-year-old Billie Muro, a fourth-grader at Danbrook Elementary, savored the ceviche and pasta bolognese.

    I like the flavors, she said.

    Centralia plans to serve these special meals up to three times a month, Shields said. Our goal is for every day to be a California Thursday.

    This is one more step in our effort to provide a quality, healthy, freshly prepared school meal to our students, Superintendent Norma Martinez said. Every year we seem to make an adjustment, an improvement to our food service, and this is just one more natural step for us.

    Every summer, Shields eight years Centralias director of food services assesses the districts lunch menu.

    Hell try new recipes with healthier ingredients and include students in the sampling process. Shields has a Rolodex of local companies from which he purchases ingredients, and he makes all the sauces from scratch. During the school year, he and his crew make meals in the districts central kitchen at Dysinger Elementary, which are then distributed to the other campuses.

    Centralia serves approximately 800 breakfasts and 3,000 lunches every day, Shields said. The department also caters board meetings and school events.

    Menu items include salad, pasta, chicken and vegetable egg rolls, deli wraps and mac and cheese. The departments Twitter account, which Shields runs, posts photos of meals and shares monthly menu additions.

    The efforts that all of us have to keep ourselves healthy as adults are definitely efforts we bring to our students, Martinez said. Its been a dramatic shift from previous years. Not a slight shift, but a dramatic shift.

    Above all else, Shields said he wants parents and children alike asking themselves questions about their food:

    What is this?

    Where is it coming from?

    How is it made?

    Eating habits start young, he said. Parents do what they can at home, but at school, we are an educational environment, so we should be doing everything we can to help. The learning doesnt stop in the lunch room. Were demonstrating the best eating habits and creating the best food we can for our kids.

  • Three juveniles were in custody after a pursuit that began in Anaheim and ended in a crash in Buena Park on Monday night, authorities said Tuesday.

    A Fullerton man told police he thought he heard a prowler trying to get into his home in the 1200 block of Valencia Avenue shortly before 10 p.m. Monday, Fullerton police Sgt. Jon Radus said. He found no sign of a break-in, but noticed his car a red 2009 Dodge Avenger was gone.

    Fullerton police issued a stolen vehicle alert and officers with the Anaheim Police Department spotted the Avenger near La Palma Avenue and Citron Street at 10:35 p.m., Anaheim police Sgt. Daron Wyatt said.

    Our officers attempted to initiate a felony traffic stop and the vehicle fled leading them on a brief pursuit, Wyatt said.

    The chase stayed on city streets until winding up on the northbound I-5 freeway, reaching speeds of more than 100 mph. The fleeing vehicle exited the freeway at Auto Center Drive in Buena Park, but couldnt negotiate the turn and crashed into a guard rail, Wyatt said.

    Officers from several agencies converged at the crash site and discovered four male juveniles in the car. Two of the boys were taken to local hospitals with non-life-threatening injuries sustained during the crash, Wyatt said.

    With juvenile cases, suspects are not typically booked into the Orange County Jail pending charges. They are either released to their guardians or detained at Orange Countys Juvenile Hall.

    Three of the four boys were eventually handed over to county juvenile hall officials on suspicion of vehicle theft, residential burglary and gang enhancements, Radus said. The fourth juvenile was released to his parents due to injuries and will be petitioned for charges at a later date.

    Due to their status as minors, the minors names, ages and cities of residence are not being released.

  • Police were searching Thursday night for an armed man who robbed a Buena Park auto repair business.

    The incident happened around 6 p.m. at Firestone Complete Auto Care, 6011 Orangethorpe Ave., said Buena Park police Sgt. Bret Carter.

    The robber entered the business, brandished a handgun and fled with an undisclosed amount of cash, Carter said. No one was injured.

    A description of the robber was unavailable and no arrests had been made late Thursday night.

    ReportsOnHousing says there were 4,376 listings on local broker networks at an average price of $1.56 million, as of Jan. 12. The local market has started the year with an average supply of 7,544 listings since 2005.

    Demand has dipped in a year. Buyers signed 1,562 contracts to buy a local existing home in the past 30 days, down 31 from a year ago. When combining those trends, ReportsOnHousing estimates homes are going from listing to escrow in a market time of 84 days vs. 86 days a year ago.

    Where do shoppers have to act the fastest? Heres the countys 10 speediest markets, based on 2017s first reading of market time math. Note the below-average cost of these listings:

    Stanton was fastest with a market time of 30 days with 15 listings at an average price of $681,720 and 15 new escrows. A year ago, market time was 60 days.

  • BUENA PARK Orange County Fire Authority firefighters battled a blaze at one of their own station houses for much of Thursday that left the structure severely damaged and destroyed four vehicles including a 100-foot-long aerial fire truck.

    The fire broke out around 3:30 a.m. at Station 61, at 8081 Western Ave., across the street from Knotts Berry Farm. It was unclear what caused the flames at the aging station house, earmarked to close and make way for a new, $13 million station house nearby.

    The likelihood of this being repaired and used again is slim, fire Capt. Larry Kurtz said.

    More than 60 firefighters from multiple agencies used tower-mounted hoses for much of the fight, because the fire was so hot and the structure so unstable; fire officials deemed a ground battle too dangerous, Kurtz said.

    Ground crews finally were able to enter around 8:30 a.m., with hotspots lingering until 2 p.m.

    Station 61 houses two engine companies: Engine 61 and Truck 61.

    At 3:11 a.m., Engine 61 was dispatched to a medical call, about a mile and a half from the station house.

    They (Engine 61 personnel) were dropping that patient off at a local hospital when they got the call that their station was on fire, Kurtz said. They raced back to fight their own fire.

    The firefighters inside Station 61 all escaped the burning building without injury, but a $1 million 100-foot aerial fire truck, one battalion chief Suburban, one swift-water rescue vehicle and one boat used for swift-water rescues were destroyed.

    In all, about $1.5 million in firefighting equipment may have been lost in the blaze, Kurtz said.

    The bottom line is were so happy there were no injuries, Buena Park Mayor Beth Swift said. Shocking as it is to have a fire at a fire station, the firefighters know their jobs and they do them well.

    Investigators from the Fire Authority, the Anaheim Fire Department and the Bureau of Alcohol Tobacco and Firearms were expected to sift through the debris for clues as to the fires cause.

    Throughout the morning, while the firefighters tried to put out the fire, rain fell sporadically, heavily at times.

    Its not so much of an aid as one might think, Kurtz said. In this case, when the roof has burned off, the gallons-per-minute the rain provides doesnt make a significant enough impact to help extinguish the fire.

    The fire will not impact any calls for firefighting or paramedic coverage, Kurtz said: We have plans in place for scenarios like this. Were a very large organization, and we have plenty of backup apparatus and quarters.

    Backup vehicles are being outfitted and moved into the area, Kurtz said. Plans are being made to use a local hotel or motel to house firefighters until more permanent accommodations can be worked out.

    The city has been looking into the possibility of constructing a new fire station nearby on La Palma Avenue.

    The mayor, who went to the station at around 5 a.m. Thursday, said the fire would put the plans to replace the building in fast motion, but the city still needs to find funding.

    The current site annually answers about 6,000 service calls. The 50-year-old station, which is owned by the city and insured, has real issues, and weve been putting Band-Aids on the situation, Aaron France, assistant to the city manager, recently told the Register.

    The outdated and aging Fire Station 61 has undergone several roof repairs over the years, city officials said. The new station would go between a shopping plaza and Walter Knott School. In 2015, the city agreed to swap Fire Station 61s acre for a Knotts lot on La Palma Avenue.

    But the city needs to come up with money to build the new station, perhaps with a bond issuance and paying off the fire station over time. Under the plan, the city would demolish the old building before Knotts takes it.

    At 18,000 square feet, the new one-story station would house 36 fire personnel. Steel framework would be used to make it more durable and save $1 million compared to using wood.

    Thursday afternoon, with its garage doors burned away, passersby could see what was left of Truck 61 a melted light bar and headlights dripped onto the vehicles cab. The battalion chiefs SUV, once fire-engine red, was gray. Bits of roof and insulation dangled, as water flowed from rain and still-active hoses.

    This wasnt the first time a fire station burned in Orange County.

    We had a fire station that burned in Irvine on Dove Street, near John Wayne Airport, a few years back, Kurtz said.

  • Mortgage insurance premiums on FHA-backed loans will be lower by 25 basis points on loans endorsed starting January 27, the federal government announced today.

    After four straight years of growth and with sufficient reserves on hand to meet future claims, its time for FHA to pass along some modest savings to working families, Julian Castro, secretary of the U.S. Department of Housing and Urban Development, announced today.

    NAR President Bill Brown praised the move. Dropping mortgage insurance premiums will mean a lot more responsible borrowers are eligible to purchase a home through FHA, he said. That puts more money in the fund to protect taxpayers, and it puts more families in homes so they can live out the American dream.

    The new premium schedule, which takes effect for residential mortgage loans that have an insurance endorsement date on or after January 27, is expected to save the average home buyer $500 a year in insurance costs.

    In its announcement, HUD said the reduced premiums reflect the healthy state of HUDs mutual mortgage insurance fund, which is the agencys principle fund for insuring FHA mortgages. Weve carefully weighed the risks associated with lower premiums with our historic mission to provide safe and sustainable mortgage financing to responsible homebuyers, said Edward Golding, HUD principal deputy assistant secretary for housing. This conservative reduction in our premium rates is an appropriate measure to support [home buyers] on their path to the American dream.

    Under the new schedule, a home purchase with a base loan amount of up to $625,000, with an 85-percent loan-to-value ratio and a 30-year loan term, will require an annual mortgage insurance premium of 55 basis points, down from 80 basis points. A 15-year loan of that same amount and with a 90-percent LTV ratio will require an MIP of 25 basis points, down from 45. Access the full schedule.

    NAR is calling on FHA to take even more steps to help home buyers, including eliminating FHAs life of loan mortgage insurance requirement, which forces borrowers to maintain mortgage insurance regardless of their equity position. Borrowers with traditional mortgage insurance can typically extinguish their mortgage insurance once they reach 20 percent equity in the property. Our work continues, but were encouraged by todays announcement, Brown said.

  • Buena Park is looking into the possibility of constructing a $13 million fire station on La Palma Avenue to replace nearby Fire Station 61.

    Located at 8081 Western Ave., the existing building serves as the Orange County Fire Authoritys local headquarters and annually answers about 6,000 service calls.

    The 50-year-old station has real issues, and weve been putting Band-Aids on the situation, said Aaron France, assistant to the city manager.

    Fire Station 61, built in 1967, has undergone several roof repairs over the years, city officials said, and needs new ceilings, flooring and a larger kitchen. It is not energy efficient nor seismically sound.

    The new station could land on La Palma Avenue, between a shopping plaza and Walter Knott School. It would require a new traffic signal and the realignment of a service road used by Knotts Berry Farm patrons to exit a parking lot.

    In 2015, the city agreed to swap the acre of land on which Fire Station 61 is built for a Knotts lot on nearby La Palma Avenue should the city secure funding for the station and proceed. The city also bought from the theme park an additional quarter-acre of land to help accommodate a larger facility.

    One option would be to conduct a bond issuance and pay off the fire station over time. France said the city has saved several hundred thousand dollars in recent years for the project.

    Once the new station is built and all personnel have relocated, the city would demolish the old building and restore the land before Knotts takes it over.

    Emergency service will be unaffected by construction, the city staff said.

    At 18,000 square feet, the one-story station would house 36 fire personnel and accommodate the increase in service calls the department expects to receive with the growth of the nearby entertainment corridor. The new facility would feature dorms, administration offices and upgraded amenities. Showers and locker rooms would serve both genders, France said.

    Also, steel framework would be deployed, extending the stations life and saving $1 million compared to building a wood structure, a staff report says.

    The city currently is looking for contractors with experience erecting fire stations. Construction could begin as early as March and conclude in February 2018.

    Fire Station 61, which serves surrounding cities and hosts regional training sessions, has served its useful life, France said. Weve got some things in the works to make this new station last 25, 50 years longer than that one did.

  • Homebuying in Buena Park in the past eight years could not keep pace with growth in countywide sales activity.

    With President Obama's White House days nearing an end, we wanted to see how the local residential real estate market changed since 2008. This period essentially encompasses the market's rebound from the Great Recession. Using CoreLogic data, we compared sales patterns from the 12 months ended in October vs. the full-year results for 2008.

    Sales in Buena Park rose as 755 residences sold in the past 12 months vs. 722 in 2008.

    That's a gain of 4.6 percent vs. 33 percent countywide.

    Neighborhood trends in Buena Park from the report:

    Buena Park ZIP code 90620 -- 390 homes sold in the latest period vs. 470 eight years ago. That's a sales loss of 17 percent. Median selling price of $520,000 vs. $385,000 in '08, a gain of 35 percent.

    Buena Park ZIP 90621 -- 365 homes sold in the latest period vs. 252 eight years ago. That's a sales gain of 45 percent. Median of $490,750 vs. $400,000 in '08, a gain of 23 percent.

    ... and nine countywide trends, 2008 vs. 2016, according to CoreLogic:

    1. Orange County's median selling price for all residences in '16 was $640,000. That's up 42 percent vs. 2008 as prices rose in 82 of 83 Orange County ZIP codes.

    2. 37,303 Orange County residences sold in the period. That's up 33 percent vs. 2008 as sales rose in 66 of 83 Orange County ZIPs vs. 2008.

    4. Resales of Orange County condos in '16 were 10,377 -- up 38 percent from eight years ago. Median selling price was $441,000 -- up 36 percent from eight years ago.

    5. Builder sales in '16 were 4,465 -- up 104 percent from eight years ago. Median selling price of Orange County new homes was $827,500 -- up 66 percent from eight years ago.

    6. Market share change in Orange County : Detached resales, 60.2 percent in '16 vs. 65.3 percent in '08. Condo resales, 27.8 percent in '16 vs. 26.8 percent in '08. New homes: 12 percent in '16 vs. 7.8 percent in '08.

    7. In this year's 27 least-expensive Orange County ZIPs -- median sales price at $567,500 and below -- 10,407 homes sold. That's down 0.7 percent compared to eight years ago.

    8. In 2016's 27 priciest Orange County ZIPs -- median sales price beginning at $700,250 -- 12,179 homes sold. That's up 64 percent compared to eight years ago.

    9. In the nine Orange County ZIP codes with median selling prices above $1 million this year, sales totaled 2,363 homes. That's up 67 percent compared to eight years ago.

    We also have an inclusion network that is focused on ethnic diversity as well as different generations.

    And we have a womens inclusion network across Amway which provides a great forum, not only for our female employees, but also our male employees, to talk about issues related to gender bias, to talk about the importance of flexibility within the workplace and any issues that may be very specific to women in the workplace.

    Q. How does your leadership play a role in keeping staff engaged in the business overall and helping them see the value of their work?

    A. I would hold up, first and foremost, communication. Amway/Nutrilite has evolved to a very transparent communication focus of a very clear strategic agenda about where our company is headed for the next nine to 10 years.

    When we can frame up our communications around key areas of focus and key platforms that ultimately support our strategic goals, I think it really helps our employees to understand why were taking some of the actions we are and why were asking our employees to do certain things, certain projects.

    Q. What perks or benefits do you and your employees value most at the company?

    A. Weve got a great health and wellness program. Theres a gym on site. We have fitness instructors and experts on site that offer one-on-one consults to our employees. Our employees can go take a fitness class here on campus several times a day.

    Secondly, at this site, we have the benefit of a monthly supply of supplements. Every employee gets to choose four supplements. The products are manufactured here and we believe that we, as employees, should be products of the product.

    Q. Generally, how can a boss foster a collaborative, creative environment where employees enjoy working?

    A. It starts with trust. When we can trust and empower each other, we result in creating a safe and supportive environment where our employees can take risks, they can step outside the box a little bit, and they know that theyre going to be supported by their boss.

    Its something that my leadership team and I spend a lot of time talking about, ensuring that we are giving employees the latitude to experiment with these things and support them if they have unexpected outcomes.

    Q. What motivates you to come to work every day, and do you think your employees share the same motivation?

    A. It is the people I work with here at Amway. I am privileged to work with a very diverse team of very talented individuals that come to work every day and give it 110 percent and just are amazing individuals.

  • LA HABRA A registered sex offender was arrested after allegedly recording up the skirt of a 13-year-old girl at a Michaels Store on Sunday, police said Wednesday afternoon.

    Roland Moreno, 53, of Buena Park is scheduled to be arraigned Jan. 3 on one felony count of possessing images depicting a person under the age of 18 and three misdemeanors, said Sgt. Jose Quirarte of the La Habra Police Department.

    An unknown person called police after seeing Moreno, a customer at Michaels in the 1500 block of West Imperial Highway, using his cellphone to presumably view and record underneath a young girls dress while walking around the craft store at 3:30 p.m. Sunday, Quirarte said.

    After detaining Moreno, officers discovered he had been recording the girl. He was arrested and booked into La Habra Jail, Quirarte said.

    Police then searched his home and discovered about 200 additional up-skirt videos, he added. There are websites that publish videos looking up womens and girls skirts or dresses without their knowledge or permission.

    The videos have to be run through the crime lab, Quirarte said. So additional charges arent out of the question.

    Moreno will also face misdemeanor charges of having a concealed recording device and child annoyance.

    Morenos registered address is in Whittier, Quirarte said, but had been living in Buena Park without registering that he is a convicted sex offender in that city, which is also a misdemeanor, he added.

    No other victims have been found, Quirarte said.

    Investigators are asking anyone with information on Moreno to call the La Habra Police Department at 562-383-4300 or anonymously call TIP411.

  • San Juan Bautista, San Luis Rey de Francia, Santa Ines... Knowing the names of the 21 California Missions, and where exactly they're located, is important historical knowledge possessed by many a Golden Stater.

    But seeing all of our beloved missions in a single day? That's not a possibility. Travelers must plot out a week, at least, to fully visit, then view, the centuries-old landmarks.

    Seeing all of the scale models of the missions, though, in a single day can be done, and has long been done, at Knott's Berry Farm. The theme park's missions in miniature have been a popular exhibit in the Buena Park attraction since the 1950s, when "Walter Knott needed a way to keep park guests off the of the stagecoach trail between the train depot and the northern end of the park (for safety reason."

    A loving tribute to the missions was thusly borne, thanks to the work of Leon Bayard de Volo

    But the buildings, which are located near the south entrance to Fiesta Village, were removed over three years ago for a much-needed full-scale restoration. That careful and considerate refurbishment was recently completed by Bob Weir, a masterful craftsman who has served as the head of the theme park's woodworking shop for two decades.

    Fourteen scaled mission models returned to view on the final day of November 2016, with the rest to roll out in the near future.

    There is a mission-sweet festivity ahead, and one all Californians who studied the hallowed structures in school will understand: Students are invited to display their own California Mission models near the Knott's Berry Farm missions at Early California Day, which is scheduled for March 15, 2017.

  • Buena Park police say they have arrested a 23-year-old high school sports coach Tuesday on suspicion of sexually assaulting minors.

    Joshua Christopher Owens was an assistant water polo and swim coach at Kennedy High School in La Palma from 2014 to 2016 when the alleged crimes happened, according to a statement from the Buena Park Police Department.

    A student recently reported Owens, a resident of La Palma, to school staff, who notified police and more victims were later identified.

    Owens is suspected of lewd and lascivious acts with female student-athletes from 14 to 16 years old. Police did not disclose how many victims there were but they believe there may be more, given Owens access to students. He has also been employed this year as a seasonal lifeguard with the Long Beach Fire Department Marine Safety Division.

    He was arrested but was released after posting $75,000 bail.

  • A pursuit of a vehicle reported stolen in Cerritos began in Buena Park Tuesday morning and ended in Whittier 30 minutes later, police said.

    Officers attempted to stop the red 2016 Honda Accord near Western and Orangethorpe avenues around 7:30 a.m., but the driver sped off.

    The vehicle ... was occupied by a male driver and a female passenger, Buena Park Sgt. Mike Lovchik said.

    Buena Park officers were joined by a Los Angeles County Sheriffs Department helicopter as the chase crossed the county line. The driver, at times, lead officers against traffic on the wrong side of the road, Lovchik said.

    A half-hour into the pursuit, officers executed a successful pit maneuver, forcing the Honda to spin out in the 11500 block of Slauson Avenue in Whittier.

    TV helicopter footage showed the suspects surrendering after a brief standoff to officers with weapons drawn.

    The driver was identified as Brian James Alexander, 32, of Yorba Linda, who was booked on suspicion of auto theft, possession of stolen property and felony evading arrest. He was transported to Orange County Jail and being held on $100,000 bail.

    Melissa Marie Goehring, 44, of Cypress was booked on suspicion of receiving stolen property and possible fraud charges. She was eventually transported to Orange County Jail and held on $20,000 bail.

    7. Builder sales in the county were 1,046 -- up 38 percent from a year ago. Median selling price was $820,000 -- down 0.6 percent from a year ago.

    8. In Orange County's 27 least expensive ZIPs -- median sales price at $568,750 and below -- 2,754 homes sold. That's down 5.6 percent compared to a year ago.

    9. In the 27 priciest ZIPs -- median sales price beginning at $705,000 -- 3,147 homes sold. That's up 8.9 percent compared to a year ago.

  • Buena Park-based Yamaha Corporation of America is the recipient of two awards from Popular Science Magazine.

    The magazine named the companys TransAcoustic Guitar, and the YSP-5600 Sound Bar as 2016 Best of Whats New Award winners.

    The magazine gives the awards as part of its annual review of the top 100 technology innovations of the year, and are in 11 different categories including entertainment and gadgets.

    The TransAcoustic Guitar uses a transducer inside the guitar that vibrates when the guitar is played. Those vibrations are then transferred to the acoustic guitars body and air cavity, allowing for chorus and reverb effect without any external amplification, simulating the sound of a large live room.

    TThe YSP-5600 Sound Bar is the first to feature both Dolby Atmos and DTS:X, audio technologies that can place sound anywhere in a room, even overhead, without the need for additional speakers. It also uses wireless audio technology called MusicCast, allowing it to stream music over a homes Wi-Fi network from mobile devices or a computer, all with the help of an app - allowing the consumer to use many of the music services available to the public.

    Popular Science announced the awards as part of its November/December issue. The Whats New awards were started by the magazines editors in 1988.

  • Over the several past months, Bright Paths staff and volunteers have been reaching out to Buena Parks homeless neighbors, identifying those in need and connecting them with the proper resources to help transition them off the streets.

    Since initial outreach began in April, the program has made contact with more than 160 homeless individuals. As of mid-September, Bright Paths assisted 40 individuals transition off the street and into temporary or permanent housing.

    We are pleased with the success weve had so far in such a short amount of time, said Buena Park police Sgt. Brad Geyer, a Bright Paths homeless liaison officer. Each week, our team of Bright Paths staff and volunteers are out in the community. We are building relationships and trust with our homeless neighbors to assist them in taking the first step towards getting off the streets.

    Tahne Hannen, a Bright Paths intern, knows first-hand about homelessness. She was homeless as a teen, spending more than a year on the streets of Los Angeles and Orange County. Now, nearly 12 years later, she is enrolled in the Masters of Social Work program at Cal State Fullerton and plans to dedicate her career to helping the homeless and mentally ill.

    I love making a difference, said Hannen. When a person is homeless, they dont always know what support is available, making it difficult to navigate through the steps to find a way out. The Bright Paths program allows us to bring the support directly to the people who need our help.

  • When in doubt, put away the salt and add citrus either lime juice or ground-up cilantro seeds.

    Chipotle sauce adds a depth of flavor to classic chili.

    Include apple sauce in that apple muffins recipe and thank him later.

    With tips such as these and plenty more up his sleeve, John Newton is schooling hungry Buena Park High students on the culinary arts.

    My goal for them is to expand their knowledge of food, said the chef-turned-schoolteacher. I want them to learn how to cook for themselves, become self-sufficient for when they get out of high school, be able to make a budget for food and not rely on someone else to make them meals.

    Previously a chef at Disneyland and in fine dining restaurants and wine bars, Newton now heads a culinary arts program with 175 students, freshmen through seniors, across two skill levels.

    Six periods a day, the 32-year-old and his pupils bring recipes to life.

    A North Orange County Regional Occupational Program, Buena Parks culinary class, an elective, is UC-certified, so kids receive college credit for completing the curriculum. (La Habra High and Sonora High also offer North Orange County ROP culinary courses; Fullerton Highs is through the district.)

    Were a career pathway class, Newton said. A lot of what we do, I relate it to other careers. No matter what career my students choose, they have to be able to get a job done well and on time.

    From practicing knife cuts on potatoes, bell peppers and tomatoes to laying blueprints for their own sandwich shop, Newtons students receive the full culinary experience. On occasion, Newton shows his apprentices the Food Network show Worst Cooks in America, that way they can see the mistakes he doesnt want them making.

    Still, with novices in the kitchen, mishaps are bound to happen. Thankfully, Newton said, no mistake has been irreparable.

    At years end, some students will receive a list of ingredients and have to make a dish with no recipe to reference.

    My goal is to get kids to come out of their shell, to communicate, Newton said. Even if you dont understand what youre doing, at least have the confidence to ask questions.

    At Silverado Days earlier this month, the chili cooked by a group of seven Buena Park High students won first place and the people's choice award in the festivals annual contest.

    I love how food brings people together, Newton said. No matter what culture, what country we come from, everybody can share food. Everybody can sit down to share a meal, to enjoy food, with a smile.

    The best part of my job is putting those smiles on their faces.

  • BUENA PARK A family was displaced Wednesday morning as fire erupted in their garage in the 5800 block of Los Angeles Way, authorities said.

    The blaze was reported around 3:30 a.m. Twenty-three firefighters contained the flames to the garage, said Capt. Larry Kurtz of the Orange County Fire Authority.

    The fire was out in 15 minutes, but not before the home suffered smoke damage making the home uninhabitable.

    Unfortunately, smoke got into to the attic spaces and walls and every surface of the home, Kurtz said. That smoke contains dangerous carcinogens and needs to be cleaned away before its safe for people to live there.

    The cause of the fire is under investigation. No injuries were reported.

  • A new study out from the Journal of Housing Research has revealed that pricing your home just below a round number i.e. $299,999 will likely entice more prospective buyers versus using a number riddled in zeros. The crux of it is consumers will tend to round down rather than up so that $299,999 will appear more as $200,000. Also, research suggests consumers make left to right comparisons and when shown price reductions which were the same only reflected with differing numerical values, the reductions ending in 9 were perceived as the better deal despite them being the same.

    The bottom line is weve been conditioned to think bargain when we see a price ending in the number 9 and when selling your property its advantageous to capitalize on this psychology. Youll likely sell your home faster, for more money.

  • If you're looking to refinance using the HARP program, we have good news. The program, created back in 2009, was due to expire Dec. 31, 2013. As the housing market stalled, the agency has continued to extend the expiration date which greatly contributed to the stabilization of the housing market. The FHFA is expected to unveil a new finance program in 2017 and bridging the gap between the two offers security to borrowers.

    In a press release on behalf of the agency it was stated, The new refinance offering will provide much-needed liquidity for borrowers who are current on their mortgage but are unable to refinance through traditional programs based on their LTV ratio exceeds the maximum limit.

    These kinds of efforts have proven to be effective and shows the FHFA is a viable agency. This latest edition only further displays their effectiveness and continues to demonstrate their market savvy.

  • A recent report by ReportsOnHousing which tracked the home sales in nine Orange County markets has further demonstrated the fact that we continue to be in a sellers market. On the whole, inventory is still tight and homes are selling relatively quickly but this may be a temporary situation.

    The fastest selling homes were in Cypress where the average length of time on the market was 17 days. As of May 19th, there were 44 homes on the market with an average asking price of 683K, which was down 27% from a year ago.

    La Palma was the second most active with eight homes listed at an average price of 644K but supply was down 56% in a year.

    Portola Hills came in third with 8 homes listed where the average price was 760K and a market time of 22 days. Supply there was down 27% in a year.

    Further down the list at No. 9 was Buena Park with 66 homes listed average price $576,000 vs. 62 new escrows for a market time of 32 days. Inventory is lower by 36 percent in a year.

    Despite the fact that we're in a sellers market, it may not be wise to push your limits. With construction on the rise and more sellers entering the market wanting to cash in, the current market conditions may not be sustainable.

  • Five Orange County restaurants made Yelps Top 100 Places to Eat in the U.S. for 2016, according to rankings released Wednesday. One of those restaurants is coming to Buena Park!!!

    Mama Ds Italian Kitchen, an Italian coastal favorite in Newport Beach, ranked the highest at No. 8. It was followed by Cream Pan of Tustin (No. 11), Mr BBQ of Fullerton, CA (No. 27),Istanbul Grill California of Fountain Valley (No. 43) and Rockfire Grill of Mission Viejo (No. 60).

    Unlike last year, the rankings are based on performance since the founding of Yelp in 2004.

    This list is a combination of classic favorites and new up-and-comers that garnered lots of positive attention, Yelp said. We analyzed which places were the all-time most popular and well reviewed on Yelp.

    Restaurants were compared using a ranking that looks at both the ratings and the number of reviews while accounting for quality, popularity, and statistical fluctuations, Yelp said. Newcomers were able to crack the 100 based on the high number of quality reviews over a two-year period, Yelp explains.

    Of the five restaurants ranked, Cream Pan and Mama Ds are among the best known. The Tustin bakery, in business for more than a decade, is known for its namesake puffy, sweet bun filled with light custard, as well as its custard and strawberry filled croissants. Mama Ds is a longtime neighborhood favorite for classic Italian fare along Newport Boulevard.

    Newcomer Rockfire Grill features stone cooked pizzas and flat breads, as well as burgers. The Yelp ranking is based on reviews from its Mission Viejo location. However, it has another location in Santa Ana on 17th Street, near Tustin Avenue. A third one is coming soon to Newport Beach, at the old JackShrimp location on 1200 West Coast Highway.

    Yelps No. 1 restaurant is Portos Bakery & Cafe of Burbank. The Los Angeles institution, with other locations in Glendale and Downey, is known for its Cuban cakes, French mousses, Italian sweets, cheese rolls and cheese strudels.

    Curious Orange County foodies wont have to fight freeway traffic to give Portos a shot. The bakery recently announced plans to open a shop in Buena Park.

    Gen Korean BBQ House of Cerritos ranked No. 37. The Korean BBQ restaurant also has a location in Tustin.

    Last year, nine Orange County restaurants made the top 100, including Cream Pan, Mama Ds and Istanbul Grill.

  • If you're feeling the pain of high rents in Southern California don't look for things to change anytime soon.

    New home construction is not keeping up with demand causing an uptick in rents which puts increased pressure on renters who are on a budget.

    According to a USC Casden Multifamily Forecast, the average rent in LA County is expected to hit $1,416 a month in 2018, an 8.3% increase from a year ago, while in the OC, average rents are projected to rise 9.4% to an average of $1,736.

    These forecasts come on the heels of news of 38,000 building permits being pulled across Southern California, an obvious sign we are in the midst of a housing shortage.

    Population and employment growth are driving up demand faster than new inventory can hit the market," said Raphael Bostic, Interim Director of the USC Lusk Center for Real Estate.

    California has a history of not keeping up with housing demand which, again is the leading cause of higher prices. The job market in Southern California has also become increasingly competitive, a good sign for the economy and another factor contributing to the upward trend.

    This Spring is likely to be a very busy season in real estate and its looking like a seller's market. Interest rates are still low and if you're sharp and knowledgeable about where to look, there are still some bargains out there. Be prepared to move quickly and get pre-approved for a loan. You'll be well-prepared to jump on an opportunity at a time when inventory is relatively low.

According to the Value Insured Modern Homebuyer Survey, 72% of millennials admitted that the crash of 08 has impacted their decision to either purchase or upgrade their home. The survey also revealed that 68% of Americans and 81% of millennials said they would have already purchased a home if they would have had more confidence in the market.

    The survey also said that the global economy has 63% of Americans and 70% of millennials worried. Other concerns include national security where 48% of Americans and 61% of millennials are worried and job security where 55% of Americans and 71% of millennials are on edge.

    The thing to keep in mind is that the crisis of 08 was an anomaly and real estate is still a sound investment. People will always need a place to live and as supply continues to tighten the prices will always go up. It's simple economics and it never fails so if you view real estate as a gamble, think again.   • The Buena Park Community Chorus is set to perform its 17th annual Music, Arts, and Just Desserts fundraiser concert coming up Sunday, March 13, at 3 p.m., in the Walter D. Ehlers Recreation Community Center, 8150 Knott Ave., in Buena Park.

    The concert features solos from our talented singers and a taste of our concert in June, that will have a water theme, with specialty numbers from our chorus members, said director Judi Herz.Herz said some of the June water-themed music will include Singing in the Rain, Splish Splash and Shenandoah.

    The annual concert raises money for the choruss sheet music, sound equipment-repair and just generally helps sustain the all-volunteer chorus membership. There will be opportunity drawings, with a variety of gift baskets, with lots of surprises and wonderful desserts to enjoy.

    Cost of the concert is $10 for adults, $8 for seniors and children; children under 12 are free.

    The choruss June concert is Saturday, June 25 and Sunday, June 26 at the community center.

    The chorus is celebrating its 50th year in the city of Buena Park now under the direction Judi Herz; Sandy Bron has been the accompanist for more nearly 20 years, and frequently performs special piano solos during the concerts,

    The choruss motto is Have song, will travel. A few of their note-worthy trips include four singing tours of the Hawaiian Islands, and Western Canada in 1990, which took the group to the Calgary Stampede, Banff Springs Hotel, the ice fields, Kamloops, Empress Hotel, Victoria, and Vancouver.

    They have also sung at the Ventura County Strawberry Festival performing with the Society for Preservation of American Music Chorus, and also performed in Sacramento, and Eureka, during a Northern California singing trip, along with numerous visits to convalescent hospitals, and retirement homes, to mention only a few of their past performances.

    Chorus members said they appreciate the support of the community, as the residents come out to hear the chorus sing at all of their performances, and chorus members say they have a good time performing and that the chorus is a real family, banding together to help and support one another.

    The city of Buena Park helps set up risers for the concert, and chorus and their family members help tear down, after the performance.

  • Mortgage modification fraudsters admit guilt in brazen, predatory scheme

    A pair of California residents pleaded guilty in Connecticut federal court this week to charges that they conspired to defraud struggling homeowners by falsely promising mortgage loan modifications they did not actually provide.

    According to the U.S. Attorneys Office for the District of Connecticut, Mehdi Moarefian, who is also known as Michael Miller, and Daniel Shiau, who is also known as Scott Decker, each pleaded guilty to one count of conspiracy to commit mail and wire fraud for their roles in a brazen, predatory scheme that cost homeowners at least $3 million.

    In a release, the U.S. Attorneys Office said that Moarefian and Shiau, along with other co-conspirators, operated a series of California-based companies that falsely purported to provide home mortgage loan modifications and other consumer debt relief services to numerous homeowners in Connecticut and across the United States in exchange for upfront fees.

    According to court documents, Moarefian, Shiau, and others did business under at least 30 different company names, including several that closely resembled the names of legitimate businesses in the mortgage finance space, most notably Green Tree Servicingand Nationstar Mortgage.

    Court documents showed that Moarefian, Shiau, and others did business as First Choice Financial Group, Inc., First Choice Financial, First Choice Debt, Legal Modification Firm, National Freedom Group, Home Care Alliance Group, Home Protection Firm, Hardship Center, Network Solutions Center, Inc., Premiere Financial Center, Premiere Financial, Rescue Firm, International Research Group LLC, Hardship Solutions, American Loan Center, Loan Retention Firm, Clear Vision Financial, Green Tree Financial Group, Green Tree Financial, Enigma Fund, Inc., National Aid Group, Southern Chapman Group LLC, Save Point Financial, Best Rate Financial Solutions, Best Rate Financial Solution, Best Rate Financial, Best Rate Finance Group, Nation Star Financial, and Nation Star Fin Group.

    According to court documents, Moarefian, Shiau, and others cold-called homeowners and offered to provide mortgage loan modification services to those who were having difficulty repaying their home mortgage loans.

    Homeowners were charged fees that typically ranged from approximately $2,500 to $4,300 for their services.

    In order to induce homeowners to pay these fees, Moarefian and Shiau made a series of false representations, including: statting that the homeowners already had been approved for mortgage loan modifications on extremely favorable terms; stating that the mortgage loan modifications already had been negotiated with the homeowners lenders; stating that the homeowners qualified for and would receive financial assistance under various government mortgage relief programs, including the Troubled Asset Relief Program and the Home Affordable Modification Program; and promising that if, for some reason, the mortgage loan modifications fell through, the homeowners would be entitled to a full refund of their fees.

    But, the homeowners had not been pre-approved for mortgage loan modifications with lenders, mortgage loan modifications had not been negotiated with the lenders, homeowners had not qualified for and did not receive any financial assistance through government mortgage relief programs, and homeowners did not receive a refund of their fees upon request.

    According to the U.S. Attorneys Office, few homeowners who paid Moarefian and Shiau ever received any type of mortgage loan modification through the defendants companies, and few homeowners received refunds of their fees.

    Additionally, Moarefian, Shiau and others involved in the scheme used pseudonyms and periodically changed their business and operating names to evade detection.

    They also directed homeowners to mail their checks to addresses and mail boxes that the defendants and their co-conspirators had set up in states other than California.

    According to the U.S. Attorneys Office, a Connecticut grand jury also indicted five other California residents with conspiracy and fraud offenses related to this scheme.

    Moarefian and Shiau each face a maximum of 20 years in prison for their crimes and they have agreed to restitution of approximately $3 million to their victims.

    As of earlier this week, investigators have seized approximately $350,000 from various bank accounts tied to Moarefian and Shiau, as well as approximately $362,000 from a Bitcoin account, a $100,000 cashiers check, and a 2013 Ferrari 458 Italia, which carries a Kelly Blue Book suggested retail price of approximately $245,000.

  • ANAHEIM The former landfill at Lincoln Avenue and Beach Boulevard is on the verge of shedding the dumpy nickname Sinkin Lincoln and emerging as a financial boon for the citys west side.

    Zelman Development Co. of Los Angeles is back at the bargaining table to purchase the 25-acre piece of city-owned, rehabilitated land, with plans to finally build a long-shelved commercial complex known as Westgate Center.

    Two anchor stores are proposed for the 270,000-square-foot retail center, along with several restaurants, shops and a public plaza, said Brett Foy, co-president of Zelman Development. Though the land is now stable, the building will be secured by dozens of underground pylons made from metal or concrete.

    City officials did not disclose a recent appraisal of the property, but said it would be sold at market value. The City Council could sign off on a sale as soon as April, with construction starting about a year later.

    Its one of the last remaining, large pieces of land in Orange County thats well located on Beach Boulevard, Foy said. A big, rectangular site with high visibility is hard to come by out there.

    Mayor Tom Tait hailed the project as a much-needed shot in the arm for the neighborhood, fitting in with the Renew Beach Boulevard Coalition he established two months ago with the neighboring mayors of Buena Park and Stanton. The cities are working together to improve aesthetics, commercial development and public safety along the bustling corridor.

    If youre a resident or a visitor, its not always clear what city youre in, Tait said. Theres been no common initiative, so we thought the coalition might be an easier way to bring some development to Beach.

    Long ago, the property at Lincoln and Beach was home to a quarry that created three massive holes later used as landfills. The city purchased the land in 2001.

    As the landfill was compressed with large mounds of dirt, crews found the surface was collapsing on top of the old trash heaps, leading to the propertys infamous moniker of Sinkin Lincoln. The land was eventually stabilized, but the nickname stuck.

    In the mid 2000s, the citys former Redevelopment Agency specifically turned to Zelman because of the companys previous success in converting a significantly more contaminated Superfund site into the Burbank Empire Center, an 800,000-square-foot retail complex.

    They werent afraid of developing these types of sites, said John Woodhead, Anaheims director of community development. From a technical standpoint, it takes some special development techniques to build on these types of sites.

    Negotiations were put on hold when Anaheims Redevelopment Agency was dissolved in 2012 as part of Gov. Jerry Browns successful push to eliminate the agencies across California in an attempt to balance the state budget. As a result, Anaheim had to hold on to 100 acres of redevelopment property until the states Department of Finance approved a long-range plan to dispose of the all holdings, which was approved last year.

    Its something weve worked hard to put together for 15 years, Woodhead said. I can feel the west sides expectation that finally, we have a project, and it will lead to the revitalization of that entire area.

  • For the sixth consecutive week, mortgage rates were on a downward spiral as the 30-year fixed-rate mortgage hovers near its 2015-low of 3.59 percent, Freddie Mac reports.

    The 30-year mortgage rate dropped another 7 basis points this week to 3.65 percent, says Sean Becketti, Freddie Macs chief economist. This weeks drop leaves the mortgage rate just 6 basis points above last years low of 3.59 percent. In a falling rate environment, mortgage rates often adjust more slowly than capital market rates, and the early-2016 flight-to-quality has run true to form. The 30-year mortgage rate has dropped 36 basis points since the start of the year, while the yield on the 10-year Treasury has dropped 59 basis points over the same period.If Treasury yields were to hold at current levels, mortgage rates might well sink a little further before stabilizing.

    Freddie Mac reports the following national averages with mortgage rates for the week ending Feb. 11:

    30-year fixed-rate mortgages: averaged 3.65 percent, with an average 0.5 point, dropping from last weeks 3.72 percent average. Last year at this time, 30-year rates averaged 3.69 percent.15-year fixed-rate mortgages: averaged 2.95 percent, with an average 0.5 point, falling from 3.01 percent last week. A year ago, 15-year rates averaged 2.99 percent.5-year hybrid adjustable-rate mortgages: averaged 2.83 percent, with an average 0.4 point, dropping from last weeks 2.85 percent average. A year ago, 5-year ARMs averaged 2.97 percent.

  • Orange County homeowners in recent weeks have put their properties up for sale at the fastest pace since last July.

    ReportsOnHousing.com reports local listings in the broker networks grew to 4,841 on Jan. 28. Thats up 265 homes a 6 percent jump the largest increase in six months.

    Still, house hunters should be warned: Supply was 5,331 homes a year ago, or 490 more residences to choose from!

    Shoppers are reacting quickly. Demand, measured by the number of new pending sales over the prior month, hit 1,936 on Jan. 28 up 343 homes or 22 percent in two weeks, largest increase since February 2015.

    But a late January rush isnt new: Last year in the same period, demand jumped by 454 pending sales to 2,053 6 percent above last Thursdays level.

    The current inventory is extremely anemic and there are buyers waiting for new product to hit the market, says Steve Thomas of ReportsOnHousing.com.

    Thomas calculates the speed of the market with his market time metric that tallies how long it would theoretically take to sell the entire inventory at todays pace of pending sales. By this math, homes are taking 75 days to sell as of last Thursday vs. 78 days a year ago.

  • In looking at the most recent REALTORS Confidence Index Survey, the average home price nationwide is expected to rise 3.2% over the course of the year. The numbers come from a survey of over 50,000 National Association of REALTORS members across the country.

    The projection is a sign of stability, as a 3.2% increase is a slow and steady enough increase to not jeopardize housing affordability in most markets. The map below gives a state-by-state breakdown. As you can see, California is predicted to fall between a 3% and 4% increase in home values on the whole.

    According to the polled REALTORS, Washington, Oregon, Colorado, Wyoming, and Florida agents are predicting the greatest increases in home prices falling between 4% and 5%. Meanwhile, agents in Alaska and New Mexico are the least optimistic about increases in prices as they expect increases no greater than 2%, at most.

    With home prices on the rise and mortgage interest rates also predicted to go up over the next 12 months, now may be the right time for you to buy. Interest rates right now are hovering just above 4% which is historically very low.   • There are many things to evaluate when looking at how the housing market is doing. Experts consider REO activity, active listing numbers, home prices, average days on market, foreclosure percentages, sold-to-list price ratios, and so much more.

    A recent Home Value Forecast by Pro Teck Valuation Services found that there are less than 4 months of inventory remaining in markets, on average. This indicates that the market is favoring those who are selling right now, but is creating a problem for all of those who are competing to buy a home. There is an increasing shortage of supply for the high demand.

    In fact, 29 of the hottest markets are all seeing double digit percentage drops in the number of active listings. Further, although the construction of new housing is on the rise, this number overall is actually at a historical low. Plus, since the housing market crash, a lot of investors purchased homes and turned them into rental units to make profit so there also limits the purchasable housing supply.

    The research by Pro Teck Valuation Services ranked the following as being the top 10 hottest markets. Next to them we included their remaining months of inventory.

  • It is being predicted that the next 3 months will be a great time to buy a home in most of the country. Well give you the main reasons why in this quick article.

    We are starting to see declining home prices and homes staying on the market longer while mortgage rates remain low. Couple this with the slower fall and winter seasons and buyers could find a real steal of a deal over the course of the next 3 months.

    In fact, realtor.coms chief economist, Jonathan Smoke, had the following to say:

    The spring and summer home-buying seasons were especially tough on potential buyers this year with increasing prices and limited supply, Smoke says. Buyers who are open to a fall or winter purchase should find some relief with lower prices and less competition from other buyers.

    The harder part about the next 3 months will likely be the lower number of homes being put up for sale. The inventory is actually lower this fall than in the fall of 2014 and the numbers arent expect to go up any more. Notably, buyers are currently able to get very low mortgage rates because the Federal Reserve has delayed raising their rates. For example, over the past 10 weeks, a 30-year fixed rate mortgage has been hovering below 4% on average.

    Statistically, the median national home price in the U.S. has gone down 1% from August. Also, the median time a home spends on the market has gone up to 80 days which is a 7% increase from August. Of course, this data will vary by market.   • Experts are saying that after a decade of a repeating bubble-and-bust cycle, the housing market is stabilizing with supply and demand. This means that prices are going up at an acceptable rate which is good news because the volatility was not good for the economy.

    In 2015, home prices hit numbers last witnessed at the peak of the housing bubble. This was after 4 years in a row of increases. In fact, the median went above $600,000 for the 1st time in 8 years.

    Specifically, at the end of 2015, median home prices were up over $187,000 from the worst part of the recession. This helped those who purchased homes 2 or 3 years ago to see gains from the market. In fact, as an example, a 2-bed, 2-bath home in Sane Juan Capistrano that was purchased for $475,000 in mid 2013 would now be worth at least $70,000 more (According to Zillow/Redfin). Even bigger jumps were seen in The City of Orange where the average home increased in value by over $130,000.

    Another good sign of stabilization is that foreclosures, short sales, and bank-owned homes have nearly disappeared. In Orange, 1 in 8 homeowners lost their homes during the depression, so this turnaround is very encouraging. Overall, its safe to say that the housing market is doing better and experts predict it will only improve over the course of 2016.

  • The Internal Revenue Service has released new tax return data that shows about 5 million people left California between 2004 and 2013. During that same period, approximately 3.9 million people came to the state from other states.

    The net loss of about 1 million people has resulted in the loss about $26 billion in annual income in the state. Of all the states, most Californians moved to Texas approximately 600,000 people to be exact. Experts believe that a major cause of the exodus was that California was hit much harder than most other states by the housing boom, bust, and recession.

    Interestingly, most of these people left during them housing boom because they were not able to afford a home. Then, during the recession, many people lost their jobs and homes and decided to move to places with more job opportunities. Even though so many Californians left, the states population continues to grow because of birth rates and people moving to the state from other countries.

  • For three weeks in a row the average fixed mortgage rates went down as uncertainty regarding the economy pushed Treasury yields lower. Freddie Mac reported that the 30-year fixed-rate mortgage went down 7 basis points to 3.91% the lowest it has been since June 4th.

    Freddie Macs chief economist Sean Becketti commented on the numbers.

    All eyes are on the upcoming July employment report, as the Fed has made it clear developments in the labor market will affect the timing of any potential rate hike, stated Becketti.

    For the week that ended on August 6th, Freddie Mac had the following statistics to report:

    One-year ARMs averaged 2.54% with an average .3 point. This was an increase from last weeks 2.52% average.

    Five-year hybrid adjustable rate mortgages averaged 2.95% and had an average .4 point which was the same average as the previous week.

    Fifteen-year fixed-rate mortgages averaged 3.13% with an average .6 point. This dropped from last weeks 3.17% average.

    Thirty-year fixed rate mortgages averaged 3.91% with an average .6 point. This dropped from the previous week which averaged 3.98%.

    Right now in Orange County 59% of listings will sell within 2 months time. Comparatively, the nationwide average shows that only 40% of houses will sell within this same time frame.     Year-over-year, the houses here have increased in median resale price by 5.5% hitting a median of $675,000. As Steve Thomas of ReportsOnHousing.com stated, The Orange County housing market is currently hot and favors sellers.

    Notably, the price range of homes that sell the fastest here are from $250,000 to $500,000. These homes can be expected to be swept up by buyers in approximately 47 days.

  • The Latest numbers are showing that house hunting season is heating up. Orange County in particular is seeing a huge boom with 2,891 new escrows being opened within in a 30-day period that included most of February. This number is double what it was when the year began, and up 18% from a year ago.

    Notably, supply is not increasing with the demand. The number of homes in the county that are currently listed has remained essentially unchanged from a year ago hovering around 5,500. The current average amount of time a home remains on market before closing is about 56 days, which is the 2nd fastest for this time of year since the Great Recession. This time last year the number was around 66 days.

    In other words its currently a sellers market. The majority of sales were resale homes sold through the broker system, but new home developers are also reporting a strong rebound in their sales for the month of February. Overall, purchases of new homes in Orange County have doubled in the past two years.

    With real estate experts predicting that FHA rates will increase over the year, it may be a sellers market due to supply and demand, but it is still wise to purchase a home now before rates go up.

    As far as the numbers go, there are about 3,500 fewer sellers than we normally see at this time of year in Orange County. Thats a lot less inventory to be able to look through and this means much more competition to get the homes that are for sale. Interestingly, normally once people have recovered the value of their property they start listing their home, but this is not happening this time around.

    The Market is Locked Up

    There are very few homes for sale, so theres fewer places to move to. Homeowners are uncertain if they will even be able to find a place if their home happens to sell. Rising home prices mean that if a seller wishes to downsize, they still might end up losing money after paying agent commissions and closing costs.

    Additionally, many people refinanced to mortgages a little while back that had some of the lowest rates in half a century. These people landed 3% interest rates and are not likely to want to give that up meaning they might not sell for years.

    Proposition 13

    The tax rates under Proposition 13, which limits tax hikes to 2% a year, resets to market values when someone sells a home. There are many people who have been living in the same home for a long time who would not want to give up the low property tax rates that they currently enjoy. On top of this, people move a lot less than they used to. For example, in the 1980s people moved about once every 7 years. Today that number is more around once every 20 years.

    So the current situation is good for those who are looking to sell as they will see many offers that will likely be above the appraised value of their home. For buyers, you are going to end up playing the waiting and bidding war games until you find and secure a home that you want. Currently homes that range from $250,000 to $500,000 are selling the quickest taking just 34 days on average. From $500,000 to $750,000 they tend to sell in about 39 days.

  • Fannie Mae and Freddie Mac announced they plan to suspend evictions on foreclosed single-family properties nationwide during the holidays, from Dec. 17, 2014 through Jan. 2, 2015.

    Legal and administrative proceedings for evictions may continue, as well as pre-foreclosure activities, but families who are living in foreclosed homes will be allowed to remain in their homes during that time.

    Freddie Mac says that the foreclosure moratorium applies to all foreclosed occupied single-family homes as well as properties with two to four units that have mortgages owned or guaranteed by Freddie Mac.

    Todays announcement will bring some holiday relief to borrowers who went through foreclosure and were preparing to move, Chris Bowden, senior vice president of REO at Freddie Mac, said in a statement.We strongly urge home owners with financial challenges to start the New Year by calling their mortgage servicer to explore one of the Freddie Mac workout optionsthat have prevented over 1 million foreclosures since 2009.

    The foreclosure moratorium has become a holiday tradition, which Freddie Mac and Fannie Mae both have extended the past few holidays.

  • Expect the home-purchase market to strengthen along with the economy in 2015, according to Freddie Macs U.S. Economic and Housing Market Outlook for November.

    The good news for 2015 is that the U.S. economy appears well-poised to sustain about a 3 percent growth rate in 2015 only the second year in the past decade with growth at that pace or better, says Frank Nothaft, Freddie Macs chief economist. Governmental fiscal drag has turned into fiscal stimulus; lower energy costs support consumer spending and business investment; further easing of credit conditions for business and real estate lending support commerce and development; and consumers are more upbeat and businesses are more confident, all of which portend faster economic growth in 2015. And with that, the economy will produce more and better-paying jobs, providing the financial wherewithal to support household formations and housing activity.

    Freddie Mac economists have made the following projections in housing for the new year:

    Mortgage rates:Interest rates will likely be on the rise next year. In recent weeks, the 30-year fixed-rate mortgage has dipped below 4 percent. But by next year, Freddie projects mortgage rates to average 4.6 percent and inch up to 5 percent by the end of the year.Home prices:By the time 2014 wraps up, home appreciation will likely have slowed to 4.5 percent this year from 9.3 percent last year. Appreciation is expected to drop further to an average 3 percent in 2015. Continued house-price appreciation and rising mortgage rates will dampen affordability for home buyers, according to Freddie economists. Historically speaking, thats moving from very high levels of affordability to high levels of affordability.Housing starts:Homebuilding is expected to ramp up in the new year, projected to rise by 20 percent from this year. That will likely help total home sales to climb by about 5 percent, reaching the best sales pace in eight years.Single-family originations:Mortgage originations of single-family homes will likely slip by an additional 8 percent, which can be attributed to a steep drop in refinancing volume. Refinancings are expected to make up only 23 percent of originations in 2015; they had been making up more than half in recent years.Multi-family mortgage originations:Mortgage originations for the multi-family sector have surged about 60 percent between 2011 and 2014. Increases are expected to continue in 2015, projected to rise about 14 percent.

  • A recent slowing in home price increases due to many areas having a big jump in for-sale inventories is signaling that the real estate market is seeing a change from a sellers to a buyers market. Due to these factors, many are predicting that there will be an above average surge in home sales during the fall months.

    If you are one of those home buyers who has been waiting for better prices, you are likely to be satisfied with the upcoming drops in listing prices. Indeed, analysts at Redfin believe that September and October will see pricing changes benefiting the buyer.

    We continue to see strong buyer demand as we head into fall, stated Redfins housing report, which shows the number of tours and offers picking up from July into August. The buyer fatigue from competing against multiple offers, bidding wars, and tight inventory is diminishing. Additionally, the widespread increase in price drops is likely to give buyers even more confidence that they have regained some of the bargaining power lost last year.

    Areas like Ventura County have seen moderate price growth since last year, but also, for-sale inventories have gone up over 25%. As such, Ventura County has had the 2nd largest percentage of homes for sale that have dropped in price over the month of July. Notably, the Los Angeles market itself does continue to sell at rates that tend to be higher than the list price. However, because borrowing costs are very reasonable right now, this is encouraging more buyers to make offers.

  • The average list price for single family homes in Buena Park for the month of July 2014 is $576,101. That is up compared to July 2013 when the average list price was $548,084.

    Average days on market for July 2014 is 85 which is also up when compared to one year ago when the average was nearly half that at 47 days on market.

    The July average sale price is up slightly from last year to $474,762 when compared to $460,272 from last July. That price is down though from May of 2014 when the average sale price was $523,069.

    Listing inventory levels havent changed much. July of 2014 was at 2.73 months of inventory while last July was 2.35. According to local economists and housing experts this is an indication that we are still in a sellers market. They claim 5-6 months of inventory is a normal market and anything more than that would indicate a buyers market.

  • According to a survey by TD Bank, approximately 65% of homeowners that have private mortgage insurance (PMI) state that the cost was higher than they had anticipated. It is essential that home buyers keep this in mind when budgeting and preparing to find their new home.

    Michael Copely, the Executive Vice President of retail lending at TD Bank stated, PMI has had a definitive impact on many home buyers including making them rethink or delay the purchase of a home in light of not being able to meet monthly mortgage payments.

    Remember that you must get PMI if the loan you take out is over 80% of the homes value. If homeowners default on their loan, the insurance protects the lender. This information frequently changes home buyers purchasing decisions. In fact, 53% of people surveyed said that they saw a negative impact because of the cost of PMI. Further, 37% of people who bought a home in the last 10 years reported that they were required to have private mortgage insurance. Additionally, according to the TD Bank study, the average cost of PMI to homeowners was placed at about $100.
